Density Bonus Will Promote A Livable Downtown
After several months of study and public input, the City Council voted unanimously this week to adopt new zoning regulations for our central business district. The density overlay zone, which is based on a detailed planning analysis of the downtown, permits property owners to increase the height and size of developments in exchange for certain public goods, such as: publicly-accessible open space, public parking areas, preservation and rehabilitation of historic facades, and high quality architectural design. Our intent is that smaller property owners on and around Main Street participate in and benefit from New Rochelle’s economic progress, but that growth be properly managed so that it enhances the appearance, functionality, and character of our downtown.
